RICS Level 3 Home Surveys

If you are considering purchasing an older or listed property, one of non-traditional construction, a building in disrepair or a property that has been significantly altered or for which major works are planned, a Level 3 Home Survey is recommended.

We will carry out a comprehensive inspection and provide you with an easy-to-read report, including photographs and insurance rebuild costs. We will also follow this up with a telephone conversation, in which we will explain the report and any significant issues identified.

You can expect your report within 4 days of our visit and costed repair options are available for an additional fee.

RICS Level 2 Home Surveys

Based on a traffic light system, this easy-to-read report format is recommended for conventional properties constructed after 1900.

 

The Level 2 Home Survey is a reduced building survey and provides a general inspection of the property, valuation and insurance rebuild costs along with post-survey telephone conversation explaining our findings and any significant issues identified.


You can expect your report within 4 days of our visit.

Building Regulation Applications

With a thorough understanding of current Building Regulations, we can provide detailed drawings, construction notes and arrange for structural design and calculations for all new builds, extensions and loft conversions in residential and commercial properties.

Project Management

A full project management service is available including design, specification, tender procedures, contract preparation and contract management. Liaison with structural engineers, mechanical and electrical engineers and other specialist consultants also ensures the delivery of a successful project.

Commercial Surveys/Schedule of Condition

If you are looking to purchase a commercial property or sign or renew a commercial lease, a building survey is recommended before you invest your money. This includes a thorough inspection of the building with fully costed repairs.

 

A schedule of condition is recommended if you are about to sign a new lease. This can be attached to the lease to limit your future repair liabilities, which could save you thousands. A schedule of condition, which contains numerous photographs, may be commissioned by a lessee at the start of a lease or by the current owner to ensure the property is returned in the same condition at the end of the lease.
